A recent planning appeal by Barratt Homes which included an examination of the land supply position in Durham, considered NLP evidence relating to Mortgage Availability. The Inspector concluded that,
it is of some weight that the appeal site is seen as being a good prospect in terms of mortgage availability.
This helped the Inspector confirm conclusively the absence of a 5 year land supply but nevertheless the appeal was dismissed on design grounds. NLP's Andy Groves said, "it is highly significant to see a recognition that the availability of mortgage finance is a material determinant of whether sites can actually be delivered".
